Meet our Team 

Gary has been in the mortgage business since 1975 and has extensive experience with private and institutional mortgages, having worked at Associates Finance, Citicorp, Municipal Savings, and Standard Trust. Gary entered the mortgage brokerage industry in 1983, and after working as an independent mortgage broker for Mortgage Intelligence (formerly known as Norlite) in the early 2000s, Gary helped form Neighbourhood Mortgage Planning Centres as a division of Mortgage Intelligence. Neighbourhood Mortgage Planning Centres later joined Dominion Lending Centres in April 2009 to form Neighbourhood Dominion Lending and has since been one of Dominion Lending Centres‘ top–performing divisions in Canada. Neighbourhood Dominion Lending was awarded the 2017 FCT Award for Mortgage Brokerage of the Year. Gary also received the Mortgage Broker of the Year in 2010 and Accredited Mortgage Professional of the Year in 2011. In 2018, Gary sold his interest in Neighbourhood Dominion Lending to focus on managing and growing the Corporation. In 2021, Gary was nominated to enter into the Canadian Mortgage Professional Hall of Fame. He has served as the president, secretary, and director of the Corporation since its inception and, through his extensive list of contacts and relationships, helped grow the Corporation into a mortgage investment corporation with $34 million assets under its administration. Gary is a lifelong resident of Barrie. 

Don is a successful mortgage broker, principal of a brokerage firm, industry builder, and mentor. Don started in the mortgage industry in 1987 with KCR Investments Ltd. His first brokerage, First Provincial, was the second largest in Ontario at the time and one of the five companies that amalgamated to form Mortgage Intelligence, the first super brokerage in Ontario. Don was instrumental in pushing this amalgamation forward, setting aside his own business to join the super brokerage’s management team to deliver the company’s visions and mentor its brokers. After some time off, when Don returned to brokering, he launched Key Mortgage Partners, which ultimately founded Mortgage Architects. Don received many top individual and team awards, mentored several brokers to success, regularly shared his expertise and insight at mortgage conferences and events, and sat on many lender advisory boards and councils in Ontario. Don was also among the first to reach $100 million and $1 billion in funded mortgages. Don was introduced to mortgage investment corporations when he took ownership of First Provincial Mortgage Corp. in the 1990s, which had total assets under administration of approximately $20 million. In 2008, Don helped form Universal Mortgage Investment Corporation and Universal Mortgage Investment II Corporation, in which he is still a director. Don was inducted into the Canadian Mortgage Professional Hall of Fame in 2019 and the Mortgage Professionals Canada Hall of Fame in 2021. He was also presented the Lifetime Achievement Award by Mortgage Professionals Canada in 2021. Don is a longtime resident of Springwater Township in Ontario and was inducted into the Springwater Sports Heritage Hall of Fame in 2018. 

Jim has over 40 years of experience as an entrepreneur, mainly in the railroad and recycling industries. In addition, he has developed, operated, and sold several successful businesses in other industries. As the previous founder and owner of the North Shore Group of Companies, Jim established strong industry relationships with his customers, providing products and services to meet their ever-changing demands. Jim helped Northshore build a solid reputation with Canada’s rail companies (e.g., Canadian National Railway and Canadian Pacific Railway), providing and delivering high-quality products with second-to-none service. As a result, his leadership and management styles are known throughout this industry. Jim sold his interest in Northshore in the spring of 2022. 

Additionally, Jim has invested and continues to invest in multiple Canadian and international residential, development, and commercial real estate properties. He is also a seasoned residential mortgage investor and will bring his vast experience to the Board of Directors. 

In addition to the outside experience and qualifications that each director brings, the Corporation engages in continuing education for its directors. Further, the Board of Directors receives continuing education on corporate governance and policy.
